HOA Websites Required By Florida Law

On July 1st, 2024 a new Florida house bill (House Bill 1203) will be passed concerning HOAs (HomeOwners Association). This bill will enforce many new laws and regulations that require more transparency. This bill means that:

  • Effective January 1st, 2026 associations with 100 or more units, maintain a digital copy of specified official records for download on the association’s website or through an application on a mobile device.
  • Provide a copy of records or otherwise make the records available that are subpoenaed by a law enforcement agency within five days of receiving a subpoena.
  • Maintain official records for at least seven years, unless the governing documents of the association require a longer period of time.
  • Requires associations with 1,000 or more units to have audited financial statements; and
  • Prohibits associations from reducing the required type of financial statement (compiled, reviewed, or audited financial statements) for consecutive years.

These new requirements mean that now more than ever residents need a safe and secure website community portal to gain access to this information.
